Welcome to Ketki Travel - Luxury Pool Villas. By accessing our website, making a reservation, or staying at any of our villas, you agree to be bound by the following Terms & Conditions. Please read them carefully before completing your booking.
1. Guest Information
1.1 The primary guest must provide accurate and complete personal information, including:

Email address
-
Nationality
-
Valid government-issued ID (Passport/National ID)
1.2 All guests must present a valid ID during check-in. Failure to provide correct information may lead to cancellation without refund.
2. Reservation & Payment
2.1 A booking is considered confirmed only after full or partial payment, as per the booking policy displayed at the time of reservation.
2.2 Guests must make all payments prior to check-in unless otherwise specified.
2.3 A refundable security deposit of ฿5,000 is required at check-in. This amount will be refunded after a final inspection of the villa at check-out.

Any damages, missing items, or violations may result in partial or full deduction.

If damages exceed the deposit amount, guests must settle the remaining charges before departure.
3. Check-In & Check-Out

Check-In: 2:00 PM

Check-Out: 11:00 AM
3.1 Early check-in and late check-out are subject to availability and may incur additional charges.
3.2 All guests must present a valid government-issued ID during check-in. Guests without proper identification may be denied entry.
4. House Rules
To ensure a safe and enjoyable stay, guests are required to follow all house rules.
4.1 No Smoking

Smoking inside the villa is strictly prohibited.

Smoking is only allowed in designated outdoor areas.

Violation of this rule will result in a cleaning fee of ฿5,000.
4.2 No Illegal Activities
Any illegal or prohibited activities inside the villa premises are strictly forbidden and may result in immediate eviction without refund.
4.3 Maximum Occupancy
Guests must adhere to the maximum occupancy limits stated during booking. Extra guests may incur additional charges.
5. Damages & Liability
5.1 Guests are fully responsible for any loss, damage, or breakage caused to the property, furniture, appliances, or amenities during their stay.
5.2 Charges for damages will be deducted from the security deposit. If the cost exceeds the deposit, guests must pay the balance immediately.
5.3 Ketki Luxury Villas is not responsible for:

Personal injuries

Accidents
-
Loss or theft of belongings

Damage to personal property
Guests are advised to keep valuables secured at all times.
6. Villa Condition & Guest Responsibilities
Guests must:

Maintain the villa in good and clean condition

Use furnishings, appliances, and amenities responsibly

Report any damages or issues immediately

Ensure compliance with all local laws

Avoid causing disturbance to neighbors or surrounding properties
7. Cancellation & Refund Policy
7.1 Cancellations must follow the rules and timelines provided at the time of booking.
7.2 Refunds, if applicable, will be processed according to Ketki Luxury Villas’ official cancellation policy.
7.3 No-shows or last-minute cancellations may be non-refundable depending on the booking terms.
8. Safety & Responsibility
8.1 While the villa is equipped with basic safety features, guests are responsible for their own safety and belongings.
8.2 Ketki Luxury Villas shall not be held liable for:

Personal injuries

Loss of valuables

Natural events
-
Accidents arising from misuse of facilities (pool, kitchen appliances, electrical equipment, etc.)
9. Agreement & Consent
By booking a stay or signing the registration form at check-in, the guest confirms that they have read, understood, and agree to abide by all Terms & Conditions stated in this Rental Agreement.
Use of our website or services constitutes acceptance of these terms.
